Costa del Sol Property Market: Review and Trends 2026
The Costa del Sol real-estate market continues its rise in 2026, driven by sustained international demand and supply that struggles to keep up in the most sought-after segments.
Average prices have grown by 8% year-on-year in prime areas (Marbella, Benahavís, central Estepona). Properties with sea views show even sharper rises, up to +12% in some neighbourhoods.
On Belgian demand, the trend is unequivocal: +25% inquiries since 2024. Belgian buyers favour apartments between €300,000 and €600,000, ideally close to the sea with easy access from Malaga airport.
Neighbourhoods to watch in 2026: Estepona continues to charm with its value, Casares is gaining traction with new developments, and East Marbella (Cabopino, Elviria) still offers interesting opportunities.
Our advice: in a rising market, the temptation is to rush. But that’s precisely where due diligence matters most. A dynamic market also attracts less scrupulous sellers.
