Where to buy on the Costa del Sol? A comparison by area, 2026

Key

points

Where to buy on the Costa del Sol depends first and foremost on your profile, and then on your budget: in August 2026, average prices range from €3,035 per square metre in Manilva
to €5,956 per square metre in Marbella
and €8,336 per square metre on the Golden Mile
(idealista). The west (Sotogrande → Estepona → Benahavís) attracts golf-oriented residential developments and emerging luxury properties, whilst the centre (Marbella → Fuengirola → Torremolinos) is the focus of demand from French-speaking buyers and offers the best rental yields; whilst the East (Málaga → Nerja) remains the authentic, affordable option. With a 7.4 per cent increase over the past year
across the province of Málaga, the choice of town has a greater impact on your capital gain than the choice of property.

Where to buy on the Costa del Sol? The comprehensive comparison by area for French and Belgian buyers

The Costa del Sol is a 150 km stretch of coastline, from Sotogrande in the west to Nerja in the east, crossed by a single motorway (the AP-7/A-7) and served by a single international airport, Málaga-Costa del Sol. This simple layout conceals fifteen municipalities with very different property markets, and this is where the success of a property purchase on the Costa del Sol hinges: a retired Belgian couple, a French family with two school-age children and an investor from Lyon should not be looking at the same areas.

This guide serves as the mental map of the region that NOMA uses in its buyer’s assessment. It compares areas based on four measurable criteria (price per m² in August 2026, annual growth, travel time to the airport, and French-speaking population) and two usage criteria (dominant profile and points to watch out for), before referring readers to the 34 pages covering localities and micro-areas. The prices quoted are idealista’s municipal averages: within the same municipality, the price difference between a 1980s flat set back from the sea and a new sea-front penthouse often exceeds threefold.

Comparative table of municipalities: price, airport access, profile, safety

The ranking of Costa del Sol municipalities by price per square metre in August 2026 places Marbella (€5,956), Benahavís (€5,553) and Estepona (€4,961) at the top, and Manilva (€3,035), Torrox (€3,155) and Casares (€3,197) at the bottom, according to the idealista report for the province of Málaga. The indicative gross yield is calculated by NOMA by dividing the average idealista rent for August 2026 (rental report) by the average purchase price: a rough estimate for long-term rentals, excluding service charges, IBI and IRNR.

Two insights from a market expert. Firstly, the ‘western’ premium no longer exists: Estepona has risen by 17.4 per cent in twelve months and is catching up with Marbella, whilst Manilva and Casares remain 40 per cent cheaper despite being a fifteen-minute drive further away. Secondly, the local authority’s figures don’t tell the whole story: in Marbella, San Pedro de Alcántara is selling for €4,600 per square metre, whilst Nagüeles-Golden Mile is fetching €8,336 per square metre – a ratio of 1 to 1.8 within the same local authority.

⚠️ Please note

For the same budget of €450,000, you can get around 150 m² in Manilva, 90 m² in Estepona, 75 m² in Marbella and 55 m² on the Golden Mile. Before comparing two properties in two different municipalities, compare what this budget actually buys in each — this is the first step in the NOMA method.

Western Costa del Sol (Sotogrande → Manilva → Estepona → Benahavís): tranquillity, golf and emerging luxury

The Western Costa del Sol refers to the towns situated between the mouth of the Guadiaro (Sotogrande) and the outskirts of Marbella: Manilva, Casares, Estepona and, up in the hills, Benahavís. This is the area where prices per square metre rose the most in 2026 (+17.4% in Estepona, +11.3% in Manilva according to idealista) and where new-build developments are concentrated: according to the Savills report ‘Obra Nueva en la Costa del Sol’, as reported by El Español (July 2026), the average price of a new-build property on the coast exceeded 1 million euros, up 23 per cent year-on-year. “Developments coming onto the market with prices in line with demand are achieving very high pre-sale rates, often selling between 30 per cent and 50 per cent of the properties even before construction begins,” explains José Félix Pérez-Peña, executive director of Savills Andalucía (comments translated from Spanish).

For a French or Belgian buyer, the west has three distinct faces. Sotogrande, in the province of Cádiz, functions as an enclave: a marina, a polo club, and the Valderrama and La Reserva golf courses, where 70 per cent of property viewings are for properties priced at over €1 million (idealista, February 2026). Manilva and Casares Costa offer the lowest entry price, at around €3,000–3,200 per square metre, but at the cost of being quite remote: over an hour from Málaga airport, or 30 to 40 minutes from Gibraltar. Finally, Estepona has become the main residence for many French-speaking families, with its pedestrianised centre, public hospital and a New Golden Mile stretching 15 km to San Pedro. The page dedicated to the Western Costa del Sol provides details of journeys, golf courses and residential developments; the maps below show each location.

🔑 Tip

In the west, new-build properties dominate the market. Before paying a deposit on an off-plan property, insist on a bank guarantee or insurance policy to safeguard your deposits (mandatory under Law 20/2015) and have the building permit checked by your independent solicitor: the Spanish notary authenticates the deed but does not verify the project’s compliance with town planning regulations. These checks form part of the property purchase process in Spain and are the same regardless of the area.

Central Costa del Sol (Marbella → Mijas → Fuengirola → Torremolinos): the vibrant heart

The Central Costa del Sol comprises Marbella, Mijas, Fuengirola, Benalmádena and Torremolinos – the five most populous municipalities on the coast and the heart of the French-speaking property market. Marbella had 173,420 registered residents at the start of 2026, including 63,206 foreign nationals of 155 nationalities (Marbella Town Hall, January 2026), representing 36 per cent of the population. Across the province, foreign buyers accounted for 32.3 per cent of property purchases in the fourth quarter of 2025, one of the highest proportions in Spain according to the Colegio de Registradores, as reported by idealista/news; French nationals account for 5.3 per cent of foreign buyers nationwide.

The town centre can be explored in two parts. First, Marbella and its neighbourhoods: San Pedro de Alcántara and Nueva Alcántara for their French-speaking community life; Nueva Andalucía for golf; Elviria and Las Chapas for the residential area of East Marbella, where many Belgians have settled; and Sierra Blanca and the Golden Mile for prestige. Then there is the Mijas–Fuengirola–Benalmádena–Torremolinos corridor, less than 30 minutes from the airport and served by the Cercanías C-1 train: investors find the most consistent gross returns here (around 5 per cent, NOMA calculation based on idealista data) and families find budgets that are still compatible with a main residence. The Costa del Sol Centre page compares these two aspects; the 17 maps below provide details of each locality.

📊 Real-life example

A couple from Brussels has €400,000 available, including fees. After the 7% transfer tax and associated costs (around 10% in total for second-hand properties in Andalusia), the net purchase budget is €360,000. In Marbella, this corresponds to 60 m² outside premium neighbourhoods; in Mijas or Benalmádena, to 85–95 m² with a terrace; in Manilva, to 115 m² with a sea view. The same budget can vary significantly depending on the town — hence the importance of comparing prices by area before looking at individual properties.

Eastern Costa del Sol and Axarquía (Málaga → Rincón → Torrox → Nerja): authentic and affordable

The Eastern Costa del Sol begins in the city of Málaga and ends in Nerja, on the border with the province of Granada; the Axarquía is its hinterland of hills and whitewashed villages. This area remains 20 to 35 per cent cheaper than the Centre: €3,545 per m² in Rincón de la Victoria, €3,155 per m² in Torrox, €3,952 per square metre in Nerja in August 2026 (idealista), with annual price rises reaching +13.4 per cent in Rincón and +25.4 per cent in the municipality of Vélez-Málaga (Torre del Mar). The catch-up has begun, but the starting point is low.

The profile of buyers here differs: fewer investors, more year-round residents and retirees who prefer the Spanish way of life to international residential developments. Two practical points to note. Málaga is home to the French International School of Málaga (AEFE, in the Cerrado de Calderón neighbourhood, to the east of the city), which explains the presence of French and Belgian families in the areas of El Palo, Pedregalejo and Rincón de la Victoria. Furthermore, in August 2025, Málaga introduced a total moratorium, lasting up to three years, on new licences for tourist accommodation: an apartment purchased in the city centre for short-term lets will not be granted a licence. This restriction, detailed on the page dedicated to the most profitable areas for a rental investment, is driving demand towards long-term rentals, where the city offers a gross return of around 5 per cent. The page on the Eastern Costa del Sol and Axarquía explores these features in greater depth.

Historic centre, La Malagueta, El Palo, Pedregalejo: €3,938/m² (€4,990/m² in the Eastern district), French Lycée, AVE high-speed rail link to Madrid.

City and culture

Between Málaga and the Axarquía: €3,545/m², up 13.4 per cent year-on-year, 25 minutes from the airport, families working in Málaga.

Families

Torrox’s microclimate, Torre del Mar’s seafront, fincas in the hinterland: €3,155 per m² in Torrox, the most affordable gateway to the east.

Affordable prices

The pearl of the Eastern Costa del Sol: €3,952 per m², Balcón de Europa, the coves of Maro, Frigiliana 6 km away. A rare find, with few new-build properties.

Authentic retreat

Premium micro-areas: Golden Mile, New Golden Mile, La Zagaleta, Sotogrande

The premium micro-areas of the Costa del Sol are four areas where prices stand out from the local average: the Golden Mile in Marbella (€8,336 per square metre for the Nagüeles-Milla de Oro district in August 2026), the New Golden Mile between Marbella and Estepona, La Zagaleta in the hills above Benahavís, and Sotogrande in the far west. By way of comparison, non-resident foreigners paid an average of €3,126 per square metre across Spain as a whole in the first half of 2025 (Consejo General del Notariado): prices on the Golden Mile are nearly three times that level.

These four markets are driven by scarcity, not yield. On Marbella’s Golden Mile, an entry-level flat costs around €700,000–800,000 and a villa commonly exceeds €3 million (indicative price ranges for 2026). The New Golden Mile offers the same seafront location for 30 to 40 per cent less, with developments due for completion between 2026 and 2028. La Zagaleta is in a league of its own: 900 hectares of gated grounds, two private golf courses, and villas sold by private treaty. Sotogrande, whose dedicated page details the five sectors, maintains a low profile: 35 per cent of visitors come from abroad, with the British leading the way (23.7 per cent), and the La Reserva enclave at over €4,400 per square metre (Idealista, February 2026).

€8,336 per square metre

idealista/news, February 2026 — 70 per cent of viewings > €1 million

The classic pitfall in the luxury segment is to think in terms of price per square metre: in a gated community, the value depends on the plot, the aspect, the view and the community regulations (whether or not the property can be let, with annual service charges sometimes exceeding €15,000). This is the type of property where a 360° Property Check before making an offer helps avoid surprises regarding the compliance of extensions, which are common in villas built in the 1980s and 1990s.

Choosing your area based on your profile: retiree, family, investor, luxury

The choice of area on the Costa del Sol is determined by your intended use before you fall in love with a property: a retiree looks for amenities within walking distance and a community; a family seeks schools and a short journey to the airport; an investor aims for a net return after rental regulations; a luxury buyer seeks a property that will retain its value on resale. The table below is deliberately simplistic — a starting point for a buyer’s assessment, not a universal truth.

Retiree (French or Belgian): choose…
  • → La Cala de Mijas or Nueva Alcántara to do everything on foot, with French-speaking neighbours
  • → Nerja or Torrox for the Spanish way of life, a mild winter and prices 30 per cent lower
  • → Manilva or Casares Costa if budget is a priority and you don’t mind using a car
  • → Check access to healthcare: public hospitals in Marbella, Estepona, Málaga and Vélez-Málaga
Families with school-age children: choose…
  • → Málaga East or Rincón de la Victoria for the French International School of Málaga (AEFE)
  • → San Pedro, Nueva Alcántara or Estepona for the École Française Internationale de Marbella (nursery to Year 8) and the international schools
  • → Elviria or Las Chapas for the English- and German-speaking schools in East Marbella
  • → Avoid purely seasonal residential developments, which are empty from November to March
Property investor: choose…
  • → Torremolinos, Benalmádena or Fuengirola for short-term lets: airport less than 25 minutes away, train links, ≈ 5 per cent gross yield
  • → Mijas Costa or Manilva for the entry price and a gross yield of 5.3 to 5.5 per cent
  • → Málaga city centre for long-term rentals only (tourism moratorium from August 2025)
  • → Calculate the net return: 19 per cent IRNR tax on rental income, IBI, service charges, remote management
Luxury second home: choose…
  • → Golden Mile or Sierra Blanca for scarcity and resale liquidity
  • → New Golden Mile, Los Flamingos or El Higuerón for premium new-build properties 30–40 per cent cheaper
  • → La Zagaleta or Sotogrande if discretion is more important than proximity to the airport
  • → Have the community regulations audited before making an offer: right to let, service charges, approved works

Two key differences between French and Belgian buyers influence the choice. A French national whose global property portfolio exceeds 1.3 million euros is liable for the IFI tax on their Spanish property and must declare it using form 3916; a Belgian is not liable for property wealth tax, but since 2021 has been required to declare a notional cadastral income for their second home abroad, which is exempt subject to the progressive tax scale under the Belgium-Spain tax treaty. These obligations are set out in detail in our guide on what to expect as a property owner after buying in Spain. The area also influences the type of property: the question of which property in which area (a villa in Benahavís, a penthouse in Estepona, a townhouse in Calahonda, a finca in Axarquía) arises alongside that of the municipality. And if the plan is to retire, the page ‘Choosing an area for retirement’ combines these criteria with the cost of living and access to healthcare.

🔑 Tip

First, rent a property for a fortnight out of season in your shortlisted area, in February or November. A housing development in Calahonda or on the New Golden Mile that caught your eye in July may be deserted in winter; conversely, the centre of Fuengirola or Estepona reveals its true neighbourhood atmosphere. This trial costs €1,500 and saves you from spending €400,000 on a property in the wrong location — it’s the first piece of advice that SOL, NOMA’s online assistant, gives to buyers who are torn between two towns.

Where to buy on the Costa del Sol: your questions

Which area offers the best value for money in 2026?

Estepona and the New Golden Mile for affordable luxury; Nerja, Torrox and Torre del Mar for authentic, accessible living. Estepona is trading at €4,961 per m² in August 2026 compared to €5,956 per m² in Marbella – 17 per cent less for a comparable seafront location – but its 17.4 per cent rise over the past year is quickly narrowing the gap. To the east, Torrox (€3,155 per m²) remains 25 to 35 per cent below prices in the centre. For investors, Mijas (€3,711 per square metre) and Manilva (€3,035 per square metre) combine low entry prices with a gross yield of over 5 per cent.

Where do most French and Belgian people live on the Costa del Sol?

Mainly in Marbella and its neighbourhoods (San Pedro de Alcántara, Nueva Alcántara, Elviria), in Estepona and, further east, in Nerja and around Málaga. Marbella had 63,206 foreign residents at the start of 2026, accounting for 36 per cent of its population, and Nueva Alcántara is considered the most French-speaking neighbourhood on the coast. Families are split between Marbella-Estepona (Marbella International French School) and the east of Málaga (Málaga International French School, AEFE). French nationals accounted for 5.3 per cent of foreign property buyers in Spain in the fourth quarter of 2025 (Registradores).

Is the Golden Mile reserved for those with very high budgets?

Yes, generally speaking: the Golden Mile in Marbella stood at €8,336 per square metre in August 2026 (Nagüeles-Milla de Oro district, idealista) and a villa there is rarely sold for less than 3 million euros. However, there are flats available in residential blocks built between the 1970s and 1990s, set back from the seafront, starting from €700,000–800,000 for 80–100 m² (indicative range). For €400,000 to €700,000, the New Golden Mile near Estepona or Elviria-Cabopino to the east of Marbella are the obvious alternatives.

Marbella or Estepona: where to buy?

Marbella for liquidity, amenities and prestige; Estepona for a family home and new-build properties at more affordable prices. Marbella is valued at €5,956 per m² (+4 per cent in a year) and properties sell more quickly, with a market of 173,000 residents representing 155 nationalities. Estepona is valued at €4,961 per square metre but is rising by 17.4 per cent a year: buyers stand to gain more potential capital appreciation there, at the cost of an extra ten-minute drive to the airport (55 minutes compared to 45). In between, the New Golden Mile and San Pedro de Alcántara (€4,600 per m²) offer the best of both worlds.

Which area is most convenient for frequent return trips from France or Belgium?

Torremolinos, Benalmádena, Málaga city and Fuengirola: Málaga Airport is a 10–25-minute drive away, and the Cercanías C-1 train provides a direct link between the airport and Fuengirola. Marbella is 45 minutes away, Estepona and Nerja 55 minutes, and Sotogrande around 1 hour 15 minutes via the AP-7 (approximate journey times excluding summer traffic). The flight from Paris to Málaga takes around 2 hours 30 minutes, and from Brussels or Charleroi to Málaga around 3 hours, with daily flights all year round.
